True Anguilla Real Estate Round-up 2020

IMAGINE LIVING IN AND WORKING FROM ANGUILLA…

Every year we ask members of Anguilla’s Real Estate Association (AREA) give you a quick roundup of the current Real Estate opportunities in Anguilla.

Jackie Pascher, Island Dream Properties

“Our properties for sale range from the smaller villa with beautiful views to the luxurious, one-of-a-kind dream home located on the coast or on a beach. We are dedicated to providing foreign investors and visitors with the information and service necessary to rent or buy their Anguilla island dream home.”

Currently for sale are two beautiful villas that were built as dream homes in dream locations, and which have significant rental potential.

Villa Manana, Seafeathers, Anguilla.

Villa Mañana in Seafeathers is a 3 bedroom, 2 bath villa with views of St. Martin, St. Barts, Statia, and on a clear day St. Kitts/Nevis. Built in 2005, it is a traditional West Indian design utilizing ample amounts of Anguilla stone and gingerbread trim in its architectural features.

Banana Wind, Lockrum, Anguilla.

3 bed, 3 bath Banana Wind is built in a striking, contemporary style designed to take advantage of the stunning views and cooling trade winds, on almost 200 feet of oceanfront on Round Rock Bay (at Lockrum).

Adrian Kobbe of Gum/Ko International:

“Anguilla continues to appeal due to its still unspoilt nature and unique place in the market – no other small island has 5 of the world’s leading luxury hotel properties. There is still plenty of land available in interesting places and as an architect I can help the buyer see the potential in the land.”

View from Captains Ridge

Adrian also has some “very good quality older homes in good places.” These properties were built in the late 80’s and have been very well maintained and are ready to move into (unless you want to change the décor). They often have large, well-established gardens and come with great views and can be found in locations like Little Harbour, Sea Rocks, Sea Feathers and Captains Ridge.

Elaine Hearn of Properties in Paradise:

“After a very steady year of real estate sales in 2019, in part encouraged by the reduction in Alien Land Holder Licence Tax – the trend seems set to continue. Initiatives like the Government of Anguilla’s Residency by Investment offer a timely incentive to buyers who really want to make Anguilla their home for more than a couple of weeks a year.”

Black Pearl

“We have a truly varied selection of properties on the market at the moment — with prices ranging from as little as $185,000 for a ‘lock and leave’ walking distance to the sea studio, to gems like Black Pearl, with its own beach access or the comfortably priced ‘mid-isle’ Luna Danza with a swimming pool and exceptional views. Basically something for everyone.”

Steve Haines of Trophy Properties:

“If you are looking for this season’s most remarkable value for an Oceanfront Estate Villa purchase, it is the spectacular Villa Paradise; a renowned estate with 7 bedrooms on 3.5 acres. This Trophy exclusive listing features breathtaking views of the Caribbean Sea and the neighboring island of St. Maarten, a new 28’ x 69’ infinity edge pool spilling over to the Caribbean Sea. Considering the newly reduced price, I encourage those interested to call now as it will not last long.”

Four Seasons Resort and Residences

“Alternatively, if living in a fully turnkey Five-Star Resort is more appealing, we also have exclusive listings for resale at the Four Seasons Resort and Residences with pricing starting at just under $700,000.”
